The phrase "air sanitization" is used by a lot of people who mean different things. Some of it is real. Some of it is marketing. If you are going to spend money on it, you deserve to know which is which.
What it actually is
Air sanitization is the application of a registered disinfectant, or a physical process, to a building's air, surfaces, and HVAC system, to kill or inactivate bacteria, viruses, and mold. The U.S. EPA recognizes this as a legitimate application for HVAC and air-conditioning systems. It is not a new or fringe idea. It is an established category.
The technologies that are real
- Electrostatic spraying and fogging. The spray is charged so it clings to every surface, including the ones a mop and a rag miss. It is fast and covers a whole room. The space is vacated during the process.
- UV-C light. Short-wave ultraviolet light destroys the DNA of microbes. It is validated by ASHRAE, the CDC, and the federal government. It is most useful on air-handler coils and in ducts.
- Hydrogen peroxide vapor. Used for terminal decontamination of a sealed space. Powerful, but it requires containment.
- Better filtration. A high-efficiency filter catches particles before they reach people. It is the foundation everything else builds on.
What it does not do
This is the part most vendors skip.
- It is not a substitute for cleaning. You still clean surfaces and hands. Sanitization is a layer, not a replacement.
- It is not a one-time magic fix. The air gets dirty again. Protection is a cadence, not an event.
- Some products are worse than useless. Ozone, for example, is a documented lung irritant and should never be used in an occupied space. If a vendor is running ozone in your building while people are in it, walk away.
- Not every "sanitization" product is registered for the job. Ask for the EPA registration for the specific application.
Why the honest version matters
The category is full of low-trust players. The honest version is the one that tells you what it can and cannot do, uses registered products, and never runs anything hazardous in an occupied space. That is the version that protects you and your people, and it is the version you should be buying.
